A garage-floor crack can be a concrete-surface issue, a sign of differential panel movement or part of a broader building concern. First establish whether the affected concrete is flatwork or serves a structural role. The repair choice should follow that distinction.

Photograph the floor in context, including walls, door openings and joints. A close-up of one crack cannot show whether water ponds, whether a panel is offset or how the slab relates to the rest of the garage.

Record more than the crack width

Note whether either edge is higher, whether the crack catches a wheel or shoe, and whether water enters or collects nearby. Record whether it appeared recently, reopened after repair or has looked the same for years.

NRMCA describes multiple causes of concrete cracking, including shrinkage, restraint, jointing and subgrade-related movement. This is a reason to investigate the mechanism, not to assume that all garage cracks are harmless. NRMCA: CIP 4, Cracking Concrete Surfaces (2014)

ConditionMain questionPossible scope to investigate
Level edges, stable lineIs it a nonmoving surface defect?Appropriate sealing or finish repair
Vertical offsetWhy did the panel move?Support assessment and elevation correction
Several broken sectionsIs the remaining slab serviceable?Repair versus replacement
Water at the openingIs drainage or threshold geometry involved?Surface-water plan
Matching wall symptomsIs more than flatwork involved?Broader structural assessment
Coating hides the surfaceWhat condition remains concealed?Agreed inspection access

Make the garage usable during assessment

Keep people away from a pronounced trip hazard and avoid storing heavy items on visibly distressed areas until assessed. Do not grind, drill or inject the slab to investigate its construction. Tell the contractor about known embedded utilities or available plans.

Move ordinary stored items only where safe, so the inspector can see the affected area. Ask the report to identify parts hidden by storage, coatings or built-in equipment. A limited inspection should not be presented as a complete view of the slab.

Compare the purpose of each repair

Crack treatment, lifting and replacement do not deliver the same result. Ask a crack-repair provider whether movement is expected and how the selected material suits the joint or crack. Ask a lifting provider about panel suitability and the reason support was lost.

FHWA’s flatwork guidance considers slabjacking in relation to panel condition and recurrence. Its sidewalk examples can inform questions about garage flatwork, but cannot determine the structural suitability of a residential garage slab. FHWA: Maintaining Pedestrian Facilities for Enhanced Safety (2013)

If replacement is proposed, request the removal boundary, preparation scope, joints, finish and transition details. Ask how drainage and door clearance will be checked.

Plan around the garage door and water

A floor-height change can affect the relationship to a garage threshold and adjoining surfaces. Ask the provider to define the target elevations and any limitations. Obtain a separate explanation if the proposal includes door adjustments or drainage work.

Observe rainfall from a safe location before the visit if possible. Distinguish water arriving under the door from water coming through or around the slab. Those observations can keep the proposal focused on the actual route.

Compare a complete project

Request the product or method, access requirements, dust and debris arrangements, return-to-use instructions and written warranty. Do not accept a universal reopening time that is unrelated to the specified repair material and conditions.

Keep photographs of the finished transitions and retain any installation records. If the crack reappears, record whether the change is in the filler, the concrete or the relative elevation of the edges. That distinction is useful for a warranty discussion.

Frequently Asked Questions

Can I coat the floor before inspection?

A coating can conceal evidence and complicate later work. Have a new or changing condition assessed and documented first.

Is a garage crack proof that the house needs piers?

No. The evaluator must establish the affected construction and whether there is a broader support problem.

Will filling the crack remove a vertical offset?

A crack treatment should not be assumed to correct elevation. Ask which aspect of the problem the proposed work addresses.

See concrete leveling or request an assessment.
