A foundation engineer’s report should answer a defined question. An evaluation of current condition, a repair design and a post-installation review are different services. Ask which one you are commissioning and what deliverable you will receive.
Before the visit, provide the concern, available plans, previous repairs and any transaction or project deadline. A clear brief helps the engineer identify the necessary scope and access.
Specify the purpose
Do you need to understand an observed crack, compare conflicting repair recommendations, design support work or document a completed installation? State the decision the report will inform.
Oklahoma’s engineering board distinguishes final signed, dated and sealed reports from preliminary documents. Verify the professional’s current status and relevant experience; a title alone does not establish expertise in every specialty. Oklahoma engineering board: Frequently Asked Questions (2025 update)
| Report element | Question to ask | Why it matters |
|---|---|---|
| Purpose | What decision is addressed? | Defines the service |
| Scope | What was inspected or measured? | Establishes the evidence |
| Limitations | What was inaccessible or unknown? | Bounds the conclusions |
| Findings | What was observed versus inferred? | Makes reasoning understandable |
| Recommendations | What action and why? | Connects evidence to next steps |
| Design | Is repair design included? | Avoids assuming evaluation includes plans |
| Follow-up | Is installation review included? | Defines later responsibilities |
| Status | Preliminary or final? | Identifies intended reliance |
Prepare useful records
Supply earlier surveys with their methods and references if available. Include photographs with dates, repair locations and relevant leak or landscape history.
Do not edit the history to fit a preferred explanation. Label uncertain dates and undocumented prior claims as uncertain. The engineer can then distinguish evidence from background information.
Understand access limitations
Ask which areas need to be accessible and how further investigation will be handled. If a crawl space or wall is concealed, the report should state what could and could not be evaluated.
Oklahoma home-inspection rules describe a different, accessible general-inspection scope. Do not assume an earlier home inspection answered every engineering question, or that an engineer’s limited visual scope automatically includes destructive investigation. Read the reasoning, not just the conclusion
Look for the connection between observations, measurements and recommendations. Ask for clarification if the report names a repair without explaining the relevant finding or limitation.
If monitoring is recommended, ask what will be measured and what result would change the recommendation. If repair is recommended, clarify whether a separate design is needed and who will supply it.
Coordinate with contractors
Give bidders the same final report and ask them to identify how their proposals address it. If a contractor recommends a change, have the responsible professional review the relevant issue rather than assuming the substitution is equivalent.
Clarify who handles field questions, installation review and any required municipal coordination. Those services should not be assumed merely because an engineer made the first visit.
Retain the final version
Keep the final report, revisions, plans and any installation review together. Make sure the property address and work scope are correct. Preserve earlier versions with clear labels if they explain revisions.
A seal does not create a warranty of future performance. Use the report within its stated purpose and limitations and obtain further advice when conditions or the proposed work change.
Frequently Asked Questions
Does every foundation estimate include an engineer’s report?
No. Ask whether professional evaluation, design or review is included and what document is supplied.
Can one report cover all future work?
Not automatically. The scope, conditions and intended use determine relevance to another project.
Does a final report guarantee no future movement?
No. Read the conclusions and limitations rather than treating professional authentication as a lifetime guarantee.
